Everything we do comes down to one idea: if the roof under your feet is structurally sound, you can restore it instead of replacing it. We clean it, repair it, reinforce every seam and flashing, and seal it under two coats of Mule-Hide 100% silicone. The typical cost lands at $3 to $7 per square foot, roughly 30 to 50% of what a tear-off runs, and the building stays open the whole time.

Here is what we offer, and where each service fits. Every job starts the same way: a free on-site inspection where one of the owners walks the roof and tells you whether coating is the right call.

Commercial roof coating

Silicone restoration for warehouses, retail buildings, offices, and other commercial flat roofs across southeastern Pennsylvania. Most 5,000 to 30,000 square foot roofs are finished in 3 to 7 working days with no shutdown, no tenants displaced, and full documentation for the manufacturer warranty. Flat roof repair

Targeted leak repair at seams, flashings, and penetrations, which is where most flat roofs actually fail. Sometimes a repair is all you need, and we will say so. EPDM roof restoration

Aged black rubber roofs are some of the best coating candidates there are. We walk through a real job on our EPDM roof restoration page: an 18-year-old EPDM roof in Reading, PA that we cleaned, reinforced, and finished with two coats of silicone. If your rubber roof is chalking and the seams are letting go, read that one.

Modified bitumen restoration

Mod-bit and built-up roofs dry out, crack, and shed granules as they age. We restore them two ways: bright white silicone or reflective aluminum coating, depending on the roof and the budget. The modified bitumen restoration page covers both options and how we choose between them.

Other substrates we coat

The four pages above cover the substrates we see most, but the Mule-Hide silicone system bonds to nearly every flat and low-slope roof out there. We also coat TPO membranes, aged PVC, spray foam roofs, and metal roofs (standing seam and screw-down alike). The process is the same: clean, repair, reinforce, two coats. If your roof is one of these, call us or send the form and we will take a look.

One boundary: we do flat and low-slope roofs only. Pitched shingle work is not what we do, and we will refer you to a roofer we trust if that is what you need.
