A flat roof does not usually fail all at once. It fails a little at a time: a drain backs up, a seam opens a quarter inch, a coating thins in the spot where everyone walks. Left alone, those small things become the leak that soaks your insulation and stains your ceiling. Caught on a schedule, they are a quick fix and the roof just keeps going. That is the entire idea behind a maintenance plan, and it is the cheapest roofing money you will ever spend.

What the plan includes

Our maintenance plan is a scheduled arrangement, not a one-off call. On each visit, usually twice a year, we:

  • Inspect the whole roof and log the condition with photos, so you have a running record year over year.
  • Clean the surface, washing off dirt and biological growth so the coating keeps reflecting heat and nothing hides a developing problem.
  • Clear the drains and scuppers, because standing water is what shortens a flat roof's life more than almost anything else.
  • Repair the small things, the open seams, lifting flashings, and loose penetrations, before they ever turn into a leak.
  • Track the coating thickness over time and flag when a recoat is actually due.
  • Document everything for your records and your manufacturer warranty file.

Plan customers also get priority scheduling. When a storm rolls through and everyone is calling at once, you are already on the list.

The recoat advantage: a roof that never comes off

Here is what makes silicone different from every other flat roof, and why a maintenance plan pays off so well on one. Silicone is recoatable forever. When the coating eventually wears thin, years down the road, we do not tear anything off. We wash the roof and roll on a fresh coat. That resets the service life and starts a new warranty term, for a fraction of what a new roof costs.

A maintenance plan is how you actually capture that advantage. By keeping the roof clean and catching the details early, the coating wears evenly and slowly, and the recoat, when it comes, goes over a roof that is already in good shape. Skip the maintenance and you lose the very thing that makes silicone worth it. Stay on it and the same roof can last, in effect, indefinitely. It is the highest-leverage maintenance dollar a building owner can spend, and it is the natural next chapter after a silicone restoration.

Who a maintenance plan is for

A plan makes the most sense for owners who would rather schedule roof care than wait for a leak to schedule it for them:

  • Commercial building owners and property managers, where a single leak can put inventory, equipment, and tenants at risk.
  • Landlords and investors protecting an asset and avoiding the emergency-call premium.
  • Anyone with a manufacturer warranty, since most warranties expect the roof to be maintained to stay valid.

We will scope the plan to your building, the roof size, its condition, and how many visits it really needs, and quote it up front. And we do not only maintain the roofs we coat: if you have a silicone or coated roof from someone else, we are glad to look at it and take it on once we know what we are working with. If a roof turns out to need a repair or a full restoration first, we will tell you that plainly before you sign anything.
