A note on aging EPDM
A lot of the membrane roofs in and around Conshohocken are black EPDM from the 1990s and 2000s. When rubber that age starts chalking and the seams begin to let go, the standard pitch is replacement. Usually it doesn't need it. If the deck is dry and sound, that membrane can be cleaned, reinforced, and sealed for decades more service.
