Two ways to restore an old mod-bit or BUR roof
For these substrates we install two systems, and the right one depends on the roof and the budget.
- Reflective aluminum coating. The economical option for modified bitumen and built-up roofs that are structurally sound but cooked from UV. It restores the surface, reflects heat off the black membrane, and buys years of additional service at low cost per square foot.
- Two-coat 100% silicone. The full Mule-Hide restoration: deep clean, repairs, polyester fabric reinforcement at every seam and penetration, then two coats of silicone to manufacturer mil spec. Seamless, warranted 10 to 20 years, stands up to ponding water, and recoatable forever.

Leaks first, coating second
Old city roofs almost always come with a few active leaks, usually at flashings, scuppers, and parapet walls rather than out in the field. Those get fixed before anything else happens. Our flat roof repair work covers exactly this: tracing the leak, opening up and drying wet material, rebuilding the detail, and reinforcing it with fabric-embedded silicone so it doesn't come back. A coating over an unrepaired leak is a callback waiting to happen, and we don't do it.
