Delaware County has some of the oldest commercial building stock in our whole service area. Storefront blocks with apartments above, garages and shops tucked into boroughs, industrial buildings along I-95 and the Route 1 corridor that have carried the same roof structure since the mid-1900s. Most of those roofs are flat, and most of them are on their second or third recover.

That's not a problem for us. It's the situation coatings were made for.

Why older flat roofs suit a coating

When a roof has already been recovered once or twice, a full tear-off gets expensive fast: multiple layers coming off, disposal fees, and days with the building open to the sky. On a tight borough street with no room for a dumpster, that job gets harder and pricier still.

A coating skips all of it. The existing roof stays put. We power wash it, make the repairs, reinforce every seam and flashing with polyester fabric embedded in silicone, and apply two coats to manufacturer mil spec. No debris, no exposure, no shutting down the shop downstairs. Typical cost runs $3 to $7 per square foot against $10 to $18 for replacement.

Two systems, depending on what's up there

A lot of the older roofs in Delaware County are modified bitumen or built-up roofing rather than rubber. We handle both:

  • Mule-Hide 100% silicone for EPDM, TPO, aged PVC, and mod-bit that needs the full restoration. Bright white, reflects up to 88% of solar energy, and stands up to ponding water on dead-flat sections.

What the first visit looks like

If it isn't, we say so. We never sell a coating over a roof that needs to come off.

Delaware County questions

My Delaware County building is from the 1950s. Is the roof too old to coat?

The age of the building matters less than the condition of the deck. Plenty of older flat roofs in Delaware County have been patched and recovered for decades and are still structurally sound. If the deck is dry and solid, a coating can work. If the roof is holding trapped moisture or the deck has gone soft, we will tell you it needs a roofer, not a coating.

Can you work on a commercial block where the buildings share walls?

Yes, and it comes up a lot in Delaware County boroughs. Coating work is quiet, needs no dumpster or tear-off debris, and stays on your section of roof. Where roofs adjoin, we terminate the coating cleanly at your property line and detail the transition so water is not directed at your neighbor.
