About

The family behind the coatings.

Smith Roof Coatings is Keith, Brian, and Jason Smith: brothers and cousins working as one crew out of Chester County, Pennsylvania.

Home/About

Keith, Brian, and Jason Smith, the family owners of Smith Roof Coatings, on a finished roof

Three Smiths, one crew

We are a family-owned sole proprietorship. There is no sales department, no project managers, no call center. When you request an assessment, one of the three of us picks up the phone, walks your roof, writes the quote, and then does the work. The name on the website is the name on the contract and the name on the warranty paperwork.

That structure is deliberate. In this trade, most of what goes wrong happens in the gap between the person who sold the job and the person who installed it. We removed the gap.

Keith F. Smith, co-owner and lead estimator at Smith Roof Coatings

A master painter and a master roofer, in the same person

Keith F. Smith is our lead estimator, and he carries two credentials that almost never show up together: master painter and master roofer. That matters more in roof coatings than in any other corner of the trade, because a silicone restoration is both jobs at once. It is a roofing system that goes on like a coating. Painters who dabble in coatings tend to guess at the substrate. Roofers who dabble in coatings tend to guess at the application. With 25+ years of trade experience behind the estimate, we are not guessing at either.

Brian and Jason round out the crew. Same last name, same standard, one way of doing the work.

One product, installed to spec

Plenty of contractors will spray whatever coating is cheapest that month. We install one system: the Mule-Hide 100% silicone roof coating system, backed by Mule-Hide and ABC Supply. And we install it the way the manufacturer wrote the spec:

  • Two coats, applied to manufacturer mil thickness, with wet-mil readings logged through the whole job.
  • Polyester fabric reinforcement embedded in silicone at every seam, flashing, penetration, and parapet transition.
  • Manufacturer warranties of 10, 15, or 20 years depending on the mil thickness you choose.
  • Recoatable forever: when the coating eventually wears down, you wash and recoat. You never tear off.

Knowing one system inside and out beats knowing six systems a little. You can see how that plays out across our restoration services, from EPDM restoration to reflective aluminum coatings for mod-bit and built-up roofs.

The free assessment

Here is the promise we built the business on: when an owner walks your roof for the free assessment, you get a straight answer about whether it is a coating candidate. If the deck is failing or the membrane is saturated, we say so and point you toward replacement. We never sell a coating over a roof that needs to come off. And if what you actually need is pitched shingle work, we will refer you out, because that is not what we do.
